What Makes a Langley Reroof Different

Willoughby and Yorkson: the first replacement wave

The Willoughby and Yorkson build-out put thousands of homes up in a compressed window, nearly all finished in builder-grade architectural asphalt. Those roofs are reaching the end of their practical life at roughly the same time. The failure pattern is consistent: granule loss, lifting at the hips, and flashing that was detailed quickly at the many dormers and bump-outs these houses have.

Acreage access

Out toward Aldergrove and the Township acreages the roofs get larger and the access gets harder — long driveways, outbuildings in the way, and limited room to place a bin near the house. Bigger roof, more material, more trips. It changes the price and the schedule, so we work it out at the inspection rather than after.

Where the coast meets the valley

Langley sits at the transition between coastal and valley weather, which means more freeze-thaw cycling and more wind than you get closer to the water.
