What Makes a Vancouver Reroof Different

Character homes and the cedar question

A large share of Vancouver's west-side and east-side housing stock predates the war, and a lot of it was originally roofed in cedar. Many of those roofs have since been re-covered in asphalt, sometimes over the original shakes. That matters at tear-off, because what comes off is heavier and slower than a standard strip, and the deck underneath is often skip-sheathed rather than solid. We price that in rather than discovering it on day one.

Tight lots and no driveway

Reroofing a house on a 33-foot lot with no driveway is a logistics problem before it is a roofing problem. Bin placement, street occupancy, and where materials get staged all have to be worked out in advance, and in some neighbourhoods that means a City permit for the bin. We handle that as part of the job rather than leaving you to sort it out.

Rain volume and north-slope moss

Vancouver gets in the region of 1,200mm of rain a year, most of it between October and April. The practical consequence for a reroof is that underlayment and flashing detail matter more here than they do in a drier climate, and north-facing slopes under mature trees hold moisture long enough to grow moss that shortens shingle life on that aspect specifically.
