What We See on Langley Roofs

Langley is not one roofing market, it is several. What your roof needs depends a great deal on which part of the Township or City you are in and roughly when the house went up.

Willoughby, Yorkson and the newer subdivisions

The building boom through Willoughby Heights and Yorkson put thousands of homes up in a compressed window, most of them finished with builder-grade architectural asphalt. Those roofs are now old enough that the first wave is reaching the end of its practical life at the same time. What we are usually called out for here is not a dramatic failure but granule loss, lifting at the hips, and flashing details at the many dormers and bump-outs these houses tend to have.

Walnut Grove, Brookswood and Murrayville

These neighbourhoods carry a lot of 1980s through early-2000s stock, much of it now on its second roof or overdue for one. Mature tree cover is the defining factor. North-facing slopes under conifers hold moisture, grow moss, and fail years earlier than the south side of the same roof. We look at the two aspects separately rather than quoting a roof as one uniform surface.

Aldergrove, Fort Langley and the acreages

Out east and on the acreages the roofs get bigger and the access gets harder — long driveways, outbuildings, limited room to place a bin, and rooflines with more pitches than a standard subdivision house. Langley also sits where coastal weather meets the valley, so freeze-thaw cycling and wind events are a real factor on exposed properties in a way they are not closer to the water.
