Area, not floor plan
The single biggest factor is roof area, and it is not the same as the square footage of the house. A steeper pitch means more roof over the same floor plan — two houses of identical size can differ by 40% in actual roof area. It is also why a phone quote based on "it's a 2,400 square foot house" is close to meaningless.
Complexity
Every valley, dormer, skylight and chimney is flashing work, and flashing is where roofs leak. The Willoughby and Yorkson builds are the clearest example in Langley: attractive rooflines with a lot of changes of plane, each one adding labour that square footage alone does not capture.
What is under the shingles
You cannot see the decking until the old roof is off. On most Langley homes it is sound. Before comparing prices, ask all three for a WorkSafeBC clearance letter, proof of liability insurance, and a manufacturer certification you can look up in the manufacturer's own directory. If one of them cannot produce all three, the price is not really comparable.
