The Lower Mainland's climate — long wet winters, heavy moss and algae growth, and mild but damp shoulder seasons — is unusually hard on roofing materials. The right choice here isn't the same as it would be in a dry Interior climate. This guide compares the three materials we install most, with an honest look at how each holds up on the coast.
Quick comparison
| Material | Lifespan (BC coast) | Relative cost | Moss resistance |
|---|---|---|---|
| Asphalt architectural shingle | 20–30 yrs | $ | Good with treatment |
| Cedar shake | 20–40 yrs | $$$ | Lower — needs upkeep |
| Metal / standing seam | 40–70 yrs | $$$$ | Excellent |
Asphalt architectural shingles
For most Lower Mainland homes, architectural asphalt is the best balance of cost, durability and looks. Modern shingles carry algae-resistant granules, which matters a great deal in our climate. They're the default for a reason — and they're what most of our roof replacement projects use.
Best for: most single-family homes across Surrey, Burnaby, Coquitlam and the Fraser Valley where value and reliability matter most.
Cedar shake
Cedar is beautiful and suits many North Shore and heritage homes. But on the wet coast it demands respect: without regular cleaning and treatment, moss and rot shorten its life quickly. It's a premium choice with premium upkeep. We still install and replace a lot of it — particularly in North Vancouver and West Vancouver where it fits the neighbourhood character.
Best for: homeowners who want the cedar look and will commit to maintenance.
Metal & standing seam
Metal is the longest-lasting option and sheds moss and water beautifully — a real advantage here. The trade-off is higher up-front cost. Over a 50-year horizon it's often the cheapest roof you can buy, just not the cheapest to install today. Learn more on our metal roofing page.
Best for: long-term owners, modern homes, and anyone who wants to roof once and forget it.
On the coast, moss management matters as much as the material. Ventilation and annual cleaning add years to any roof.
